New Hotel Planned for Moffitt’s McKinley Campus
A 200-room, full-service hotel being planned for Moffitt Cancer Center’s McKinley campus will soon offer patients, families and visiting physicians and scientists a convenient place to stay.
Moffitt and Tampa-based Mainsail Lodging & Development are planning for the $84 million project to open in the summer of 2028. The hotel will be next to the Richard M. Schulze Family Foundation Outpatient Center at the McKinley campus, just south of East Fowler Avenue in Tampa. It will be less than 1 mile from the Magnolia campus at the University of South Florida.

Convenience for Patients
The cancer center treats patients from every state in the United States and more than 130 countries. Data shows that Moffitt generates more than 68,000 room nights (the total number of nights a room is booked) in the Tampa Bay area annually through its operations. The new hotel is projected to support nearly half of this demand, offering an accessible stay near the Moffitt McKinley and Magnolia campuses.
“Moffitt is dedicated to providing world-class cancer care, and that commitment extends to the wellbeing of our patients, families and the many medical professionals who collaborate with us,” said Sabi Singh, chief operating officer at Moffitt. “By partnering with Mainsail, we are ensuring that those traveling to Tampa for treatment, research and care delivery will have access to high-quality, welcoming accommodations close to our campus.”
Designed for Unique Needs
Mainsail is negotiating with well recognized national brands to operate under. Their portfolio includes properties affiliated with Marriott International’s Autograph Collection and Tribute Portfolio. A brand announcement is expected by the end of 2025.
The hotel will feature modern guest rooms, flexible meeting and event space, a full-service restaurant and bar, fitness center and other amenities tailored for extended stays and medical-related travel. It will also support the broader community and visitors to Tampa.
“We are honored to work alongside Moffitt Cancer Center on this important project,” said Joe Collier, president and founder of Mainsail Lodging & Development. “This hotel will not only support Moffitt’s patients and families but also provide a critical resource for visiting doctors and service providers whose work helps advance Moffitt’s mission. At the same time, it will contribute to Tampa’s reputation as a hub for health care innovation, research and world-class hospitality.”
